Aged careRyman Healthcare Patrick Hogan, Cambridge
Cambridge, Waikato · 2026
Insulation delivery on the Ryman Healthcare Patrick Hogan retirement village in Cambridge, approximately 16,000m² across the build envelope. Pink Batts thermal plus Kingspan rigid board across intertenancy walls, ceilings, and soffits. We deliver Ryman's insulation as Global Linings' partner of choice on the developer's larger programmes. Cambridge sits at the scale where every dimension compounds: tight sequencing through multiple trades, on-site service coordination, Auckland-to-Waikato supply-chain logistics, labour planning across crews, and the QA documentation rhythm a Ryman build runs to. Live job, ongoing.

Aged careSummerset Mount Denby, Whangarei
Whangarei · 2025
The broadest product specification we have ever quoted on a single contract: over 20,000m² of product across four insulation systems and three acoustic systems on the regional main building. Aged care work demands all of the above at once: thermal compliance for the resident apartments, James Hardie Mineral Wool for the fire walls, Autex Quiet Space for the communal spaces, Mammoth panels for the carpark, Asona panels for the pool, and Asona Fab Wall for the bulkheads.

Aged careMetlifecare Bay Sands, Tauranga
Mount Maunganui, Tauranga · 2026
A Pink Batts thermal install across 20 villas on the MetLifeCare Bay Sands retirement village at Mount Maunganui, delivered for Watts & Hughes and completed February 2026. Pink Batts to walls and ceilings across the resident villas: multi-unit aged-care delivery in the format MLC's larger programmes follow. Twenty separate villas delivered in stages across multiple months. Site discipline matters at this scale because errors compound across the unit count. Delivered to programme.

Residential housingTipa Road, Waiheke Island
Ostend, Waiheke Island · 2026
A high-end architectural home at Tipa Road, Ostend, Waiheke Island. Pink Batts thermal to ceiling and to the midfloors. Estimated start July 2026. Island logistics shape every part of the schedule: material coordinated through on-island merchants, vehicles transported via car ferry, accommodation arranged for the crew across each install window. The kind of off-Auckland job where the install rhythm itself is identical to mainland work but the supply chain and travel are a planned-from-day-one part of the price. Pre-start coordination underway.

CommercialAIAL AES Fire Station Upgrade
Auckland International Airport · 2025
Insulation refit on a live airside fire station at Auckland International Airport, delivered for Cook Brothers via Global Linings. Pink Batts thermal plus Autex Sound Solution acoustic across a one-day install window opened on short notice. Airside access meant insurance upgrades, security clearance, and a Class 2 licence for runway-side material delivery. The wider programme ran rough; council compliance issues outside our scope held the build up. Our turnaround stayed clean: two variations handled, full QA pack delivered. Completed March 2025.

Autex acoustic to the office walls and an Autex acoustic ceiling, delivered for Savory Construction. A straightforward install on the trade side. Quick trip from Auckland down the motorway to Hamilton to complete the job, and a chance to extend the polyester recycling pickup outside our usual Auckland range while we were down there.

Multi-unit residentialElementum, Long Bay
Long Bay, North Shore, Auckland · 2025
The largest single contract we delivered in 2025, for Watts & Hughes on the Templeton Group's Long Bay nine-building residential. Thermal Pink Batts across the envelope, Autex Sound Solution to intertenancy walls and midfloors, and Autex soffit liner dressed around services to the underside of every carpark slab. Carpark soffit work in particular is unforgiving: every penetration, every duct, every pipe needs to be cut around cleanly so the finished ceiling presents as one surface. This requires a level of skill and detail to deliver on time at scale. The project posed numerous design changes that required a considerable amount of overhead to deliver, and produced a set of valuable lessons in return.

Residential housingFortis Homes, Te Kauwhata Lakeside
Te Kauwhata, Waikato · 2025
Two test-run homes for Fortis Homes Group at their Te Kauwhata lakeside developments. Earthwool to walls and ceilings, delivered as a pilot install on the group-housing template. Our contract sat with Bunnings on the supply-and-install side; the build itself ran through Fortis Homes. Test runs let everyone confirm install rhythm, material call-offs, and QA paperwork against a repeatable spec before a wider rollout. Both homes delivered cleanly to scope.

Multi-unit residentialKāinga Ora HUD 4, Gisborne
Gisborne · 2025
Twelve properties across three social-housing developments on the Gisborne Kāinga Ora HUD 4 panel. Full thermal envelope in Earthwool, across walls, ceilings, and underfloors, to the H1 climate zone 3 standard. Kāinga Ora panel work means strict documentation, panel-priced rates, and a Q4 delivery pressure that does not flex. Demonstrates rural-region delivery capability outside the Auckland metro, which is increasingly relevant as Kāinga Ora programmes regionalise away from the central isthmus.

CommercialKFC Taco Bell, Northcote
Northcote, Auckland · 2025
An Autex GreenStuf install on the new KFC + Taco Bell at Northcote, delivered for Vivian Construction, a new main-contractor relationship for our crew. Autex to external walls and intertenancy walls, plus a ceiling install suspended on wire mesh. National franchise rollouts run on speed: the brand needs the doors open by a fixed date, so the trades work backwards from that deadline with little tolerance for slippage. Aged careMetlifecare Gulf Rise, Silverdale
Silverdale, Hibiscus Coast · 2025
Two-building delivery at Silverdale on the MetLifeCare Gulf Rise programme, delivered for Watts & Hughes as main contractor. Mixed system across thermal, acoustic, and rigid board, plus Autex soffit liner to the carpark, the same finished-product discipline we ran at Elementum. Working inside an active retirement village programme means tight site rules, restricted hours, and zero tolerance for noise or dust beyond the work zone. Delivered on time, on programme, and signed off without rework.

CommercialOakham Private Office, Grey Lynn
Grey Lynn, Auckland · 2025
Insulation refit on a private office on Monmouth Street, Grey Lynn. Pink Batts thermal across walls, ceilings, and subfloor, plus over 300m² of finished-product acoustic ceiling install. Delivered for Oakham via Global Linings. Renovations on existing buildings run differently to new-build: scope shifts as the structure reveals itself. Early engagement with the client and architect to map cost points against the desired end product. 300m² of finished-product ceiling means every cut, every penetration, every overlap is visible. There's no second pass.

Aged careOceania Plant Room, Meadowbank
Meadowbank, Auckland · 2025
A duct-liner install across the plant room at Oceania's Meadowbank aged-care facility, delivered for Argon and completed February 2025. Duct liner sits inside the HVAC ductwork and on plant-room enclosures, doing two jobs at once: knocking down the airborne noise from plant equipment so it doesn't transmit into resident rooms, and adding thermal insulation to the duct skin to keep condensation and heat loss under control. Small contract by scope, but the install detail matters. Every seam, penetration, and fixing has to be sealed correctly or both the acoustic and thermal performance fall off. Signed off without rework.

EducationTe Nikau School Extension, Flat Bush
Flat Bush, Auckland · 2025
Two two-storey classroom blocks plus a new hall on the Te Nikau School (Flat Bush) expansion, delivered for Watts & Hughes Auckland. Autex GreenStuf 140mm thermal roll to the internal and external walls; Autex Sound Solution acoustic roll across the internal partitions, a full Autex programme matched to the Ministry of Education spec. Handed over in March 2025: on time, on budget, no variations. A straightforward install for our crew on a Tier 1 main-contractor programme: the kind of quiet delivery that earns the next invitation.

EducationTe Papapa School Extension, Onehunga
Te Papapa, Auckland · 2025
A mixed-system install on Te Papapa School for Watts & Hughes Auckland: Autex GreenStuf across walls and ceiling, James Hardie Mineral Wool where fire and acoustic rating overlap, and Kingspan rigid board where the assembly depth needs the higher R per millimetre. The build follows a standard Ministry of Education classroom design rolled out across Auckland schools to a consistent spec, so the install rhythm matches what we've delivered on the same template elsewhere. Three products coordinated cleanly inside the same envelope, sequenced to suit the main contractor's programme, signed off without rework.
